    1Who can qualify under the 1099 Only Program?
    Self-Employed Borrowers who receives 1099 income for a minimum of 2 years.
    2What type of document is required under the 1099 Only program?
    Under the 1099 program, a 1099 employee can qualify simply with their 1099s. No tax returns are required.
    3Can I refinance and cash-out?
    Yes, you can refinance and cash out as you normally would do under a traditional refinance transaction. A borrower would still need to have satisfactory collateral, and credit, and still, need to qualify under the debt-to-income ratios of the loan program to cash out. Cash-out can be used to meet reserve requirements.
    4Can gift funds be used?
    In purchase transactions, gift funds can be used towards a down payment but 5% must be the borrower’s own funds. For some individuals who have FICO scores above 680 and LTV below 70%, 100% of gift funds may be used towards a down payment, closing cost, and reserves. Loan amount restrictions apply when 100% gift funds are used.
    5What is the minimum and maximum loan amount available?
    For the I1099 Only program, the mininum loan amount is $150,000 and the maximum is $4,000,000.
